To answer this, and other questions, we have been speaking with SellingUp.com, who have recently undertaken a survey of over 2000 UK people to find what really makes people part with their money when looking to buy a new home.
For the survey, the 2000+ people where asked the question “If they were looking to buy a new home and money and space was no object, which of the following would make the house more or less desirable”. They were then given a list of 18 home upgrade options to choose from. We have detailed the winners and losers from the survey below.
Double Glazed Windows
It is no surprise to us that double glazed windows came out on top of the poll. A massive 89% of the people surveyed said that a home with new double glazed windows would be more desirable to them. Quality double glazed windows can make your home much more energy efficient, keeping out the cold in the winter months. Double glazing can also provide great sound insulation, perfect if your home is close to a main road or noisy street. With all of these great features it really is no surprise that double glazed windows topped the survey.
Double glazing seemed to be a popular choice throughout the age gaps too. Between the ages of 18-24 year old’s 82% said that double glazing would be desirable for them. This is a high number for the younger ages, with just 17% of the 18-24 year old’s opting for a dance floor in their home to make it more desirable. The double glazing stats climbed over the age gaps to a massive 98% of 65+ year old’s find them desirable.
Conservatories
Close behind double glazed windows is the addition of a new Conservatory. 70% of people surveyed said they would find the addition of a conservatory to be desirable to them. You can see why, the addition of a conservatory add a lot more useful space to your home and can bring a large amount of light into your home. Conservatories and orangeries are a popular addition to homes all over the UK, making the perfect summer room, extra dining room or even just adding additional space onto your existing living rooms.
Other selling points
Any estate agent will tell you, kitchens and bathrooms sell houses. This has been backed up here, with a “Chef’s” kitchen or a spa bathroom racking up 66% desirability each. This is joined in the 60+ percentile by underfloor heating and walk in wardrobes.
Air conditioning was voted strongly with over half of our surveyed audience stating that this would be a desirable addition to their home. Air conditioning is usually more popular in hotter countries such as Spain and Dubai. It does however seem to be gaining popularity in the UK with its ability to both heat or cool a room. With over 50% of you finding this desirable maybe this is also something else worth considering when trying to add value to your home.
The Do-Not’s
The survey has really highlighted the main aspects that people look for when buying a property. It also shows us what people don’t want for their new home.
The great British pub has always been one of the most popular places in towns up and down the country. Opting to have a pub or bar built into your home is a massive turn off for UK buyers. An astounding 30% of our people surveyed said having a home pub or bar would make a property less desirable to them. This is closely followed by the addition of a retro games room with arcades and pool table. 23% of our surveyed people said this would make a home less desirable to them.
Exercise seems to be an unpopular choice, with both the indoor swimming pool and a home gym taking a 16% vote for being an undesirable addition to a home. The indoor swimming pool would come with some ongoing upkeep costs, so you can understand why this isn’t a popular choice with our audience. Ongoing cost is an important factor to consider when investing in additions to your home, this could be why new double glazed windows are such a popular choice, they have little ongoing costs and can even save you money in the long run.
